Capital P is a Nashville-based investment company focusing on real estate and hospitality development, acquisition, redevelopment, asset and property management company. Capital P specializes in value-add investment and development in “A” locations in urban infill areas. It has expertise in multifamily, retail, office, mixed-use, adaptive re-use of industrial buildings and historic renovations.


To date, Capital P has completed projects valued in excess of $20 million. Capital P invests on its own account and in partnership with high net worth individuals and institutions seeking long-term investment and above-market cash yields.

In addition to investments and development, Capital P advises clients with investment strategy, acquisitions and dispositions, development,  and asset and property management.

Capital P Investments seeks returns of 15%+ leveraged internal rate of return over a 3 to 5 year hold period.

Target Market

Capital P seeks properties in “A” locations within markets that are core, core adjacent or gentrifying to core.

Target Investments

We seek out properties in urban infill areas with high demand and limited supply with an investment size between $3M - $20M.

Riverside Townhomes is a 14 Unit residential project located at the intersection of Riverside Drive and Porter Road, in the popular East Nashville district. Its modern design, individual roof top terraces and premier location make this project ideal for homeowners looking to entertain and walk to some of East Nashville's best venues. The Project includes nine (9) one and two bedrooms and five (5) two plus bedroom units.

Charlotte Flats project is a 65-unit multifamily development located in off of Charlotte Avenue, conveniently located near OneCITY, HCA, Vanderbilt University and Centennial Park. The Units will benefit from private, covered parking, fitness and rooftop terrace, as well as unobstructed views of the downtown Nashville skyline. Capital P and High Street Development have continued to work with the community and Nashville council to ensure that the design reflects the existing community character.

East Nashville Flats

DEVELOPMENT

East Nashville Flats is a 75-unit multifamily project on Gallatin Pike in Nashville’s historic Inglewood neighborhood. Siting on 1.25 acres, the property is conveniently located between Briley Parkway and East Nashville's Five Points. The project is catered to capture the exceeding demand of workforce and economy focuses renters. However, East Nashville flats will still offer modern units, fitness and common area amenities, balcony and other features commonly found in the luxury apartment space. Completion expected in Winter of 2020.

The Upright Motel

REDEVELOPMENT

Sold

The Upright Motel project was a redevelopment and re-branding of the existing 12 Oaks Motel located in the Berry Hill neighborhood of Nashville, TN. The 12 Oaks Motel was a 35 room, two story, exterior corridor property. In partnership with IPA Hospitality, the property was reimagined to create a unique boutique hotel, located in one of Nashville’s emerging cultural communities. The property was sold in 2018 to a STR owner/operator.

ACQUISITION

Lease Up

Capital P sponsored the acquisition of this existing asset property, located in downtown Nashville adjacent to Germantown. The existing 8,500 square foot building provided a great market lease-up strategy and a unique opportunity to acquire a commercial building in growing area of downtown Nashville, close to Germantown, Printer’s Alley, Sounds Stadium Downtown core, and MetroCenter.
